Kitchen and Bath Remodeling

Full kitchen and bath remodels from demolition through finish: layout reconfiguration, cabinet replacement or refacing, countertops (quartz, granite, solid surface), tile backsplash and floors, plumbing fixture relocation, electrical for code-required GFCI and arc-fault circuits, and ventilation per IRC Section M1501. Basement Finishing

Unfinished basements converted to livable space: egress window installation per IRC Section R310 requirements, framing and insulation to current energy code, electrical service extension, bathroom additions with ejector pump where gravity drainage is unavailable, and finish work matched to the rest of the home. Decks, Patios, and Outdoor Living

Composite and wood decks, covered porches, screened rooms, pergolas, and outdoor kitchens. Structural decks attached to the home require engineered ledger board connections, footing depth per local frost line, and framing to the IRC deck construction guide (DCA6) — built to code with required inspections. We specify Trex, TimberTech, or Azek composite decking for low-maintenance applications and premium wood species where a natural look is preferred.

Light-Commercial Build-Outs

Retail, office, medical tenant, and flex-space build-outs under the International Building Code (IBC). We coordinate with local code authorities, manage accessibility compliance under ADA and ICC A117.1, and address occupancy-specific requirements across electrical, plumbing, mechanical, and fire protection. Sub-Trade Coordination

General contracting is fundamentally a coordination discipline. We manage all licensed sub-trades under a single contract so the homeowner has one accountable party — not six separate contractors working without alignment.

Electrical

Licensed electrical contractors for service upgrades, panel replacements, circuit additions, AFCI and GFCI protection per NEC requirements, recessed lighting, under-cabinet fixtures, EV charger installation, and generator connection. All work performed to code and inspected by the local electrical authority.

Plumbing

Licensed plumbers for supply and drain relocation, fixture installation, gas line work, water heater replacement, and ejector pump installation for below-grade bathrooms. All plumbing work inspected through rough-in, cover, and final stages per the International Plumbing Code (IPC) or local equivalent.

HVAC

HVAC contractors for ductwork extension into new conditioned spaces, load calculations per ACCA Manual J for addition sizing, mini-split installation for additions where extending existing systems is impractical, and commissioning documentation. We coordinate HVAC installations with insulation and air-sealing sequences to meet IECC energy code requirements.

Drywall and Insulation

Insulation installed to current IECC thermal and air barrier requirements — R-values by climate zone. Drywall hung, taped, and finished to the level of finish specified in the contract scope. Fire-rated assemblies at required locations (garages, party walls, penetrations) installed per UL assembly numbers referenced in the construction drawings.

Flooring and Cabinetry

Hardwood, engineered wood, luxury vinyl plank, tile, and carpet installed and transitioned seamlessly to existing floors. Cabinetry from semi-custom and full-custom lines (Kraftmaid, Medallion, Wellborn, and others) installed with concealed hinges, soft-close hardware, and crown molding details matched to the home's existing profile.

Specialty Trades

Tile setters, glass and mirror installers, countertop fabricators, fireplace and hearth specialists, stair builders, and millwork carpenters — all coordinated as needed by scope. Every sub-trade carries its own liability insurance and workers' compensation. We maintain certificates on file and do not allow uninsured tradespeople on our job sites.

IRC and IBC Compliance

Residential work is governed by the International Residential Code (IRC) as adopted and locally amended by each jurisdiction. Commercial work falls under the International Building Code (IBC). Our project managers know the adopted code editions and local amendments for each municipality we serve — including seismic, wind, snow, and energy code provisions that vary by region. We build those requirements into scope documents from the start rather than discovering them during plan review.

AHJ Navigation

Every Authority Having Jurisdiction (AHJ) operates differently. Some require pre-application meetings for larger scopes; others have expedited review tracks for licensed contractors. Some municipalities review structural, electrical, and mechanical scopes in parallel; others sequence them. Our teams maintain working relationships with plan reviewers and building inspectors in our service markets, which keeps projects on schedule.

Historic District Coordination

Properties in local historic districts or National Register of Historic Places-designated areas require Certificate of Appropriateness (COA) approval before work can begin. In Atlanta's Inman Park, DC's Capitol Hill and Cleveland Park, and Ohio's German Village and Short North districts, we prepare COA applications with materials specifications, product data sheets, and photographs demonstrating compatibility with neighborhood character standards.

HOA Approvals

Homeowners associations with architectural review committees (ARCs) require submittal packages before exterior work begins. We prepare material specifications, color samples, manufacturer cut sheets, and site plans for ARC review. Scheduling work contingent on HOA approval is standard practice for us — homeowners are not caught between an eager crew and an unapproved scope.

Project Management

Dedicated Project Management

A certified project manager runs every job. Not a salesperson who visits occasionally — a dedicated PM who is accountable for schedule, budget, quality, and communication.

1. Pre-Construction Planning

Before work starts, the project manager conducts a pre-construction meeting with the homeowner covering schedule milestones, daily work hours, material delivery windows, parking and access, protection of non-work areas, and communication protocol. Surprises during construction are usually the result of expectations not set clearly beforehand — we set them.

2. Weekly Progress Updates

Homeowners receive weekly written progress reports with photos, schedule status, upcoming milestones, and any open items requiring decisions. For projects with active owner involvement, we offer shared scheduling tools where clients can see the week's trade sequence and inspection dates. Questions are answered within one business day by the PM directly — not routed through a call center.

3. Transparent Change-Order Process

When scope changes arise — whether requested by the owner or driven by unforeseen conditions discovered during construction — change orders are priced and signed before the work proceeds. No verbal approvals that become billing disputes at project close-out. Every change order references the original contract section it modifies and documents the net impact to the contract price and schedule.

4. Quality Inspections and Punch List

The project manager conducts in-progress quality inspections at framing, rough-in, and insulation stages before drywall closes the walls. A formal punch list walkthrough with the homeowner happens before the final invoice — every item documented, assigned, and completed before final payment is requested. We do not consider a project closed until the homeowner confirms satisfaction in writing.

5. Close-Out Documentation

At close-out, homeowners receive a complete documentation package: all final inspection sign-offs, manufacturer specifications and warranty registrations, maintenance guidelines for all new materials and systems, as-built photos, sub-trade contact information, and our 5-year workmanship warranty (longer terms available with system upgrades). This package protects the homeowner for future insurance claims, refinancing appraisals, and eventual sale.

5-Year Workmanship Warranty

Our default workmanship warranty covers general contracting work for 5 years on structural and envelope scopes, with longer terms available with system upgrades. Manufacturer warranties on installed materials are registered in the homeowner's name and included in the close-out package — material warranty varies by product tier selected at proposal. We return for warranty calls because we are a permanent local business.
