A Modern Face for a 1990s Retail Anchor

A 45,000 sq ft neighborhood retail center in Alpharetta had aged into the early 2020s with an EIFS-clad façade, dated lighting, and a TPO roof reaching end-of-life. With 14 tenants open seven days a week—ranging from a grocery anchor to a nail salon to three restaurants—any disruption meant lost sales.

Our scope covered a full façade modernization, new storefront LED lighting, coordinated tenant signage, and complete TPO roof replacement. The entire project was phased to keep every tenant operating through the renovation.

Detailed Scope

What the Project Included

Façade Modernization
  • Removal of failed EIFS panels and repair of substrate sheathing
  • Installation of fiber cement panel system with aluminum reveals
  • Full elastomeric coating in refreshed warm-gray and bronze palette
  • New parapet cap metal with continuous kick-out flashing
TPO Roof Replacement
  • Full tear-off of 60 mil TPO and saturated insulation, 45,000 sq ft
  • Tapered polyiso to R-30, eliminating historic ponding zones
  • 80 mil reinforced TPO mechanically attached for long service life
  • New scuppers, conductor heads, and oversized internal drains
Lighting & Signage Coordination
  • New LED downlights along full 640-ft storefront arcade
  • Tenant sign-band rebuilt with standardized raceway and shared illumination
  • Individual tenant signs removed, refurbished, and reinstalled on new band
Tenant-Occupied Logistics
  • Four phases scheduled to keep every storefront open daily
  • Night work for roof tear-off over the grocery anchor and restaurants
  • Weekly coordination calls with property management and each tenant
  • Temporary clear-protection at every entrance during overhead work

Challenges & Craftsmanship

Solving the Real Problems

The biggest challenge was not the scope—it was sequencing the scope around a live retail property. Restaurant grease exhaust had to stay clear while re-roofing above kitchens. The grocery anchor's rooftop condensers could not be offline for more than four hours. And sign-band demo could not block any tenant's visibility during business hours.

We solved those constraints with a four-phase schedule, night work on three sections, and a dedicated on-site superintendent whose entire job was tenant communication. The original ponding problem at the rear parapet was permanently fixed by adding a tapered insulation crossover and two oversized drains.

Final Result

Delivered two weeks ahead of schedule with zero leak callbacks, zero tenant closure days, and a 20-year manufacturer roof warranty. The modernized façade has already helped the owner backfill two previously vacant spaces.
