Commercial Siding & Facade Systems
Metal panels, EIFS, fiber cement, and masonry veneer for the commercial building envelope
A commercial facade is more than aesthetics. The cladding system manages moisture, air, and thermal loads across thousands of square feet of exposure. It defines tenant first impressions and shapes asset value. National Restoration installs and restores the full spectrum of commercial cladding: architectural metal panels, EIFS, fiber cement, phenolic rainscreens, masonry veneers, and mixed assemblies.
We partner with owners, architects, and property managers on new construction, major renovations, storm and impact repair, and full facade refreshes. Every project begins with a thorough envelope review so the right system is specified, water is managed correctly, and the installed assembly delivers the performance the design promised.
Facade Expertise That Protects Your Asset
Commercial cladding failures are expensive. Our envelope-focused approach prevents them.
Water-resistive barriers, air barriers, flashing continuity, and thermal bridging all treated as system-level design decisions. We build the back of the wall right, not just the visible finish.
Deep experience installing Morin, Centria, Petersen, James Hardie, Sto, Parex, and Dryvit. Factory-trained crews on every assembly we install.
We work with architects and owners during design to value-engineer cladding, review details, and identify constructability issues before they become RFIs in the field.
Continuous insulation, thermally broken fasteners, and rainscreen cavity details that meet and exceed IECC and ASHRAE 90.1 requirements for commercial envelopes.
Sheet metal fabrication, rough carpentry, waterproofing, and finish trades in-house. Fewer subcontractor handoffs means tighter coordination and better detail execution.
Re-clad, overclad, and selective replacement strategies that modernize tired buildings without a full tear-off. A value-engineering approach that owners appreciate during repositioning.
Commercial Cladding Systems We Install
Material-agnostic expertise across the cladding options used in modern commercial construction.
Single-skin, composite (ACM), and insulated metal panel (IMP) systems for modern commercial facades. Concealed fastener reveal patterns and custom color Kynar finishes.
- Flush, reveal, and interlocking panel profiles
- ACM (Aluminum Composite Material) wet and dry joints
- Insulated metal panels for cold storage and big box
Modern drainage-plane EIFS with continuous insulation, a proven system when installed to manufacturer detail. We specify and install Sto, Parex, Dryvit, and Master Wall systems.
- Drainage plane and fluid-applied WRB integration
- Impact-resistant base coats at high-traffic zones
- Custom finish textures and unlimited color options
Commercial-grade fiber cement panels (James Hardie, Allura, Nichiha) and phenolic high-pressure laminate rainscreen panels. Clean aesthetic, excellent weathering.
- Open and closed joint rainscreen detailing
- Fire-rated ASTM E84 Class A ratings
- Wood-grain, solid color, and textured finishes
Brick veneer, thin brick, stone veneer, and cast stone. Restoration work on aged masonry including tuckpointing, lintel replacement, and caulk joint renewal.
- Shelf angle and relief joint repair
- Tuckpointing with color-matched mortar
- Thin-brick overcladding for facade refresh
From Envelope Review to Final Caulk
A disciplined process that makes commercial facades perform for decades.
Existing conditions documented: sheathing, WRB type, flashing continuity, and moisture damage. Findings shape the repair and system recommendation.
The right cladding is specified for the building, with details developed for penetrations, transitions, corners, and terminations. Shop drawings issued for owner approval.
Sheathing repairs, flashings, and fluid-applied or self-adhered WRB installed to manufacturer detail. Water-test critical transitions before cladding goes up.
Panels, veneer, or finish material installed to manufacturer tolerances. Consistent reveal patterns, aligned joints, and properly sequenced flashings.
Compatibility-tested sealants applied with proper backer rod and bond-breaker. Final walk-through, punch list resolution, and warranty registration.
Modernize Without Tearing Down
Many tired 1970s through 1990s commercial buildings carry strong bones but dated exteriors. An overclad or partial re-clad can transform the property at a fraction of the cost of a ground-up rebuild, shift perception in the market, and drive rents higher.
We have executed facade refresh programs on office buildings, retail strips, hospitality properties, and multifamily assets. Our design-assist approach helps owners understand budget, schedule, and expected return before committing capital.
